100 South Campus Drive (100SCD) is our newest residential community in Allston that brings sustainable living and vibrant community spaces to the comfort of your home. 100SCD adds 276 brand new residential units to the Barry's Corner neighborhood, located just across the Charles River within a 1-mile walk to Harvard Yard.
Building a Sustainable Future
Aligned with Harvard’s Sustainability Action Plan and the University’s Goal Zero for a fossil fuel-free Harvard, 100 South Campus Drive has been designed and built to meet two ambitious certifications aimed at achieving an all-electric and comprehensively sustainable community:
Living Building Challenge Core Certification
A holistic performance-based certification system administered by the International Living Future Institute (ILFI), outlined by 10 imperatives. After construction, there is a 12-month performance period during which energy and water reduction requirements must be met for LBC Core certification.
Phius+2021 CORE Certification: Certification Coming Soon
A performance standard from the Passive House Institute US focused on achieving superior building performance and quality construction.
Certification is guided by a set of design principles that emphasize quality, durability, health, safety, and cost-optimized conservation on the path to net-zero energy:

Throughout the construction of these properties, a Phius Certified Verifier provided 3rd party quality assurance and oversight via on-site inspections and performance testing.

The surrounding landscape is rooted with a diverse mix of native and adaptive plants to support local ecology and biodiversity.
Water
100 South Campus Drive is designed to treat water as the precious resource that it is with built-in water efficient fixtures and appliances to reduce potable water use by over 50% compared to a conventional building.
- Stormwater Management: Subsurface chambers, porous pavers, and drywells slow and filter stormwater as it returns to the ground.
- Landscape Irrigation: Water consumed by irrigation needs is sourced entirely from captured rainwater.
Materials
100 South Campus Drive's material selection follows Harvard University’s Healthier Building Academy (HHBA) product criteria and standards. The HHBA sets material-health specifications aimed at removing chemical classes of concern and identifying healthier products through category-specific requirements - the fundamental requirement being complete product transparency. Material selection prioritized local sourcing and the project’s lumber was either responsibly sourced or salvaged.
- Locally Sourced: Over 30% of materials by cost were sourced within 311 miles of this site; cutting transportation-related carbon emissions, and supporting the regional economy.
- Salvaged Materials: The courtyard at 100SCD features granite blocks that were salvaged from the Harvard office buildings that once occupied the site in the past.
- Wood Sourcing: All wood products are Forest Stewardship Council (FSC) certified or low-risk; meaning it was harvested according to strict standards that protect forests, biodiversity, workers, and local communities.
Energy
100 South Campus Drive has zero fossil fuels on-site. The Allston District Energy Facility provides the building with low temperature hot water, chilled water, and electricity. Additionally, 100SCD uses high-performance insulation, airtight construction, and controlled airflow to stay comfortable year-round with minimal energy. That efficiency doubles as resilience, keeping the building livable through power outages and severe weather, with flood-resistant doors for added protection.
- Efficient Heating & Cooling: Every apartment receives a constant supply of fresh air through energy recovery ventilators (ERVs), which capture energy from outgoing air to keep spaces comfortable year-round using a fraction of the energy of conventional systems.
- Tight Building Envelope: Triple-pane windows, high-performance insulation, and an exceptionally airtight envelope work together to keep conditioned air in and outside air out, dramatically reducing the energy needed to stay comfortable.
Human Health & Waste Management
Materials were selected to meet Harvard’s Healthier Building Academy (HHBA) standards, eliminating harmful chemical classes like PFAS (forever chemicals) and chemical flame retardants from interior building materials and furnishings.
- Daylighting: Views of the outdoors reach over 90% of regularly occupied spaces; a deliberate investment in the health and wellbeing of every resident.
- Bicycle Storage: There are 200 bicycle spaces for residents and guests, allowing ease of transportation by bicycle. Additionally, the outdoor bicycle storage pavilion is mass timber construction; a more sustainable, high-strength alternative to steel and concrete.
- Responsible Waste Management: Convenient recycling, reuse, and composting stations throughout the building make it easy to reduce landfill waste.
- Construction Waste: Over 80% of construction waste was diverted from landfills through recycling and reuse.
